To ensure the smooth operation of building management and maintenance in accordance with house rules regulations and policies, standard operating procedures and standing orders set by the company.
To prepare and ensure preventive and corrective maintenance schedule on a weekly basis are in place; inclusive but not limited to electrical, plumbing, carpentry, masonry etc., carried out by you and/or the respective vendors and monitored.
To prepare monthly building management and maintenance report and recommend the necessary rectification or upgrading works to the Management.
To propose Annual Operating Budget for the operation, preventive, and corrective maintenance of the building throughout the year and monitor the operating expenses as to be within the approved budget.
To enforce safety and security by creating and implementing house rules regulations and policies, standard operating procedures, and standing orders to foster a safe and conducive environment.
To ensure all statutory requirements in respect of the building are met but not limited to:
﹣ Fire Insurance e.g., Burglary, Public Liability and Professional Indemnity
﹣Suruhanjaya Tenaga certificate for genset
﹣Bomba certificate for fire extinguishers
﹣Bomba certificate for building
To ensure all the contractors, vendors, suppliers, and service providers contracts are in order, review and renew timely and the services rendered fully as per the contracts.
To manage the contractors, vendors, suppliers, and service providers and ensure efficiency and cost-effectiveness.
To oversee and train when necessary new hire including not limited to Security Guards and Cleaners.
To maintain good rapport with tenants, contractors, vendors, suppliers, service providers and local authorities in regard to the building.
To manage effectively and promptly resolve tenants’ feedbacks and complaints in a timely manner and prepare feedbacks and complaints report on a monthly basis to the Management.
To ensure that tenants are kept abreast of all the necessary important updates of any issues in regard to the common areas and properties of the building.
To perform any other duties assigned from time-to-time.
**Salary**: From RM2,500.00 - 3,000 per month
Pay: RM2,800.00 - RM3,500.00 per month
