Day-to-day Operations: 1. Actively involved in the area of administrative and daily site operation tasks such as monitoring the cleaners, renovation contractors, landscaper, and M&E staff. 2. To follow up and check on the status of works in progress at the common property/facilities and the maintenance. 3. Attend to tenants, visitors/public on their queries/complaints etc., act as liaison to disseminate information, obtain feedback on property management/maintenance works and customer service related issues. 4. Liaise with service providers on all complaints received from owners or tenants and keeping the Management informed at all times of issues raised concerning the property. Walkabout & Monitoring of Common Property: 1. Carry out daily site inspection on all common property to ensure it’s in a good condition and free from defects. Accounts: 1. Receive payment and generate OR (Official Receipt) 2. Print monthly transaction class outstanding report, send reminder letters to defaulters exercising SOP and forward defaulters’ report to Management. 3. Generate quarterly billings to owners and arrange bills to be sent out. 4. Generate monthly interest to all owners on outstanding maintenance charges and sinking fund. 5. Generate Insurance Premium and Quit Rent billings to owners yearly. 6. To follow-up on owners’ payment for the monthly maintenance charges and sinking fund and ensure monthly collection target is achieved. Others: 2. Assist on access card issuance 3. Office administration, organize good filling system. 4. To undertake any other related duties assigned by Superior.
