The Legal services help the Management and Business Units who wants to seek legal services, advice and processes by complying and adhering to the guidelines and rules and regulation for the smooth operations and compliance to the by-laws and to ensure that company interest is fully protected at all times. Ensure documentation on Tenancy Agreement and other related documents for New and Renewal Cases are updated completed and in order. Timely billing of monthly rental and effective management of collection and debt recovery of outstanding rental. To liaise with the purchasers/ owners on the leaseback rental rates/renewal of the leaseback their units, to ensure that the commencement and expiry of the leaseback units coincide with the Tenancy at the said units and to work with external Leasing Department.

Specific Job Duties and Responsibilities:
a) Legal Department
- Drafting and vetting through agreements and contract for the other Business Units.
- Attending to LAD cases that have pursued legal.
- Attending to court matters as representative of the company or accompany witness for trial.
- Advising on legal terms or position in agreements or contract.
- Attending to Notice of demand from other business units and defense.
- Assisting on compilation of documents to commerce or defense legal suits.

b) Tenancy Management Department
- Executing of TA, Renewal Letter and Assignment of Rental Letters under the Landlord letterhead.
- Checking and initialing on letters to ensure that the contents are drafted to the approved template.
- Attending to request from Tenant to change the standard terms and condition in the LO or TA.
- Suggesting methods to resolve tenant problems or issues.
- Exercising commercial decision to take back vacant possession of absconded tenant units.
- Rightfully disposing of confiscated items to offset outstanding by Tenant.
- Advice on the special case tenant who has special privileges.

c) Credit Control Department
- Check and sign OR, CM, CN, DN, DM and reminders.
- Monitor the outstanding of tenant.
- Commerce legal action against tenants with 2 months outstanding.
- Instruct Complex to terminate utilities on defaulting tenants.

d) Purchaser Liaison Department
- Monitor the expiry of the leaseback units.
- Identify leaseback units that are cross check with leasing if tenant is renewing or vacating.
- To liaise with Owner on the renew or expiring of the leaseback period.
- To ensure that the leaseback expiry date and renewal of tenant is back to back.
- To work hand in hand with external Leasing Consultant.

Requirement:

- At least 7 to 10 years of working experience in legal firm or legal department of a company.
- Bahasa Malaysia and English.
- Experience in litigation, commercial, corporate and conveyancing areas
- Excellent negotiation skills, ability to analyze information and situation
- Strong general drafting and communication skills
- Recognized leadership skills and high degree of integrity.
- Possess good and responsible work ethics and demonstrates a winning performance culture
- Solution oriented and able to work effectively in a fast paced environment and contribute ideas.

Pay: RM6,000.00 - RM7,000.00 per month
