Construction Manager

**Core Responsibilities**:

- Lead all assigned post-project ID fit-out works, overseeing both on-site construction and off-site fabrication to ensure high-quality delivery, adherence to timelines, and compliance with HSSE regulations.
- Demonstrate a working knowledge of **Mechanical & Electrical (M&E)** scopes.
- Oversee project execution to ensure smooth day-to-day operations, while managing and motivating teams in a structured and positive work environment.
- Provide technical advice and solutions, implementing **value engineering** strategies to optimize cost, construction methods, scheduling, risk mitigation, and defect resolution.
- Interpret and analyze layout plans, construction drawings, and **Bills of Quantities (BOQ)**; work with **Project Manager (PM)** and **Quantity Surveyor (QS)** to address cost concerns.
- Track and manage project variations, amendments, work orders, and site instructions, ensuring all **Site Instructions (SI)** are justified and agreed upon with vendors.
- Collaborate with PM and QS on project cost management, including client negotiations, vendor claim verification, and monitoring material delivery schedules to achieve target profit margins.
- Review and verify contractor invoices, quantities, unit rates, and scopes of work; ensure full supporting documentation and verification of **TC forms** for final claims.
- Manage pre
- and post-project phases, including final account settlements with clients and the Contract Department.
- Maintain organized, on-site project documentation in line with **ISO standards**, ensuring readiness for both internal and external audits.
- Develop detailed **project work schedules** and provide direction to site teams on planning and execution.
- Monitor site progress to ensure alignment with project timelines and milestones.
- Assist with **procurement planning** to ensure timely delivery of materials.
- Participate in safe work procedure planning and **HSSE compliance**.
- Liaise with **PMC, consultants, and architects** during builder tender processes and contribute technical input (e.g., value engineering).
- Support the design team with accurate **on-site measurements** and shop drawing validations.
- Evaluate site conditions including structural and architectural aspects (walls, ceilings, floors, M&E fitting, loading/unloading).
- Source and study **architectural plans**, renovation guidelines, structural, M&E, and as-built drawings.
- Coordinate and submit **mock-ups and material samples** for client/consultant approval.
- Arrange site protections, hoarding, signage, and safety measures.
- Comply with **SOPs** and company **Integrated Management Systems** (ISO 9001 / 37001 / 45001 / 14001).

**Job Requirements (Education & Experience)**:

- Minimum **5 years** of experience as a Construction Manager or Senior Supervisor in **ID Fit-Out** projects.
- Proven background in **Interior Design, Fit-Out Construction**, and **Project Management**.
- Diploma or Degree in **Interior Design**, **Construction**, or **Project Management** is an advantage.
- Strong grasp of fit-out methodologies, project workflows, and documentation practices.

**Skills & Competencies**:

- Proficient in **Microsoft Office** and **Microsoft Project**.
- Strong communication skills in **English, Bahasa Malaysia**, and **Chinese**.
- Excellent interpersonal skills with the ability to coordinate across teams and departments.
- Able to work independently and manage **multiple sites/projects** simultaneously.
- Must possess own transport.
- Self-motivated, proactive, and results-oriented with a disciplined and positive work attitude.

Pay: RM5,000.00 - RM6,500.00 per month
