Job Description - Chargeman B0 11kV cum Assistant Building Manager Salary Range: RM5000 - RM5800 per month. Responsible to take charge of all functions of Property Management Service encompassing the Office Tower operations. Responsibilities will be, but not limited to: To establish/ revise, oversee and ensure that all policies and standard operating procedures with regard to building management and maintenance, chargeman, car park, tenancies, security & safety are in accordance with regulator’s guidelines and policies. To ensure all planning, implementation, monitoring and supervision of buildings, M&E services preventive maintenance, upgrading, overhaul and repair works are carried out diligently according to the schedule. To make relevant recommendations to improve and upgrade the premises as part of the value enhancement projects of the building To manage the budget control and cost monitoring for building management. To ensure all relevant requirements and regulation relating to electrical system and installation are comply with Suruhanjaya Tenaga. To be responsible for overall car park operations (if any). To work closely with Manager, Security to monitor on incidences related to security and safety aspect and make the necessary recommendations where required to minimize/ eliminate the risks that may occur due to the incidences To ensure that all building management and security matters are administered and monitored promptly To be fully aware of all building conditions and give full technical and maintenance support in addition to security support. To be responsible in maintenance and troubleshooting of the building’s HT and LV equipment, electrical wiring systems, air-conditional systems, firefighting systems as well as other building services To liaise with authorities such as TNB, Suruhanjaya Tenaga (ST), DOSH, JKKP, BOMBA, Local Authorities and other regulatory bodies on services and statutory compliance matters. To monitor and lead technicians (if any) on day-to-day operation of facility maintenance of the building including electricity, mechanical and civil matters To immediately attend to all forms of power and machinery breakdowns/ failures and rectify accordingly and/or by engaging outsourced vendors. To conduct periodic inspections and maintenance of Genset, HVAC, Firefighting systems, etc to ensure that they are all functioning well. To be the main liaison person with contractors/ vendors on all forms of renovation and maintenance works. Review historical maintenance records, develop and establish preventive maintenance plans to minimize breakdown To carry out any other duties as and when instructed by the Management from time to time. To liaise with the Visiting Engineer (competent person) for the 2 times monthly site visit in accordance to ST (Suruhanjaya Tenaga) requirement. Requirements: Must possess B0 11kV Chargeman Certificate issued by Suruhanjaya Tenaga Malaysia (ST). To register and park his/her Chargeman License for the clients' building under ST. At least three (3) years of working experience in Facility and Maintenance field. Knowledge in Electrical Supply Act, Suruhanjaya Tenaga Regulations, IEE Wiring Requirement etc. Knowledge in facility mechanical system troubleshooting and operation. Able to work with others and possess good interpersonal and leadership skills. Able to work independently with minimum supervision and under tight schedules and deadlines. Good communication skills. Fluent to communicate in English and Bahasa Malaysia (written and verbal).
