1. Building Operations & Maintenance

  • Oversee daily building operations, including housekeeping, landscaping, waste management, and security.
  • Coordinate and supervise maintenance and repair works for electrical, plumbing, lift systems, and other building facilities.
  • Ensure preventive maintenance schedules are properly planned and implemented.
  • Monitor the condition of common areas and arrange for improvements or repairs as needed.

2. Financial & Administrative Management

  • Prepare and monitor annual budgets and expenditures.
  • Oversee billing, collection of maintenance fees, and payment to suppliers or contractors.
  • Maintain accurate records of building operations, maintenance logs, and contracts.
  • Prepare monthly management reports for submission to the Management Committee.

3. Vendor & Contractor Management

  • Source, evaluate, and supervise external contractors and service providers.
  • Ensure all service contracts (cleaning, security, lift maintenance, etc.) are up-to-date and meet required standards.
  • Verify completion of works and compliance with specifications before approving payments.

4. Resident Relations & Communication

  • Serve as the main point of contact for residents and owners.
  • Attend to residents' feedback, complaints, and requests professionally.
  • Coordinate and attend Management Committee meetings and Annual General Meetings (AGMs).
  • Communicate building notices, updates, and circulars to residents.

5. Safety & Compliance

  • Ensure compliance with all statutory regulations (e.g., JMB/MC Act, BOMBA, DOSH, local council requirements).
  • Conduct regular safety inspections and fire drills.
  • Maintain proper records of insurance, licenses, and certifications.
  • Implement safety, health, and emergency procedures.
