Role SummaryThe Manager, Property Management guides the property management team in executing departmental strategies, overseeing property operations, and ensuring service excellence aligned with organizational objectives. Implements operational processes, motivates staff, and ensures legal compliance and tenant satisfaction.Key Responsibilities
Property Operations Management
- Leads and organizes property operations, covering maintenance, security, and facility services.
- Conducts inspections and evaluates properties for compliance with safety and regulatory requirements.
- Delegates tasks and guides property operations staff to ensure consistent service delivery.
Financial Management & Reporting
- Prepares and monitors property budgets; reviews financial data for accuracy and performance.
- Executes timely rent collection procedures and follows up on outstanding payments.
- Reports financial summaries and forecasts to senior management.
Legal & Compliance
- Implements and ensures compliance with property laws and lease terms.
- Resolves tenant disputes and clarifies lease violations within legal frameworks.
Team Leadership
- Motivates, trains, and supports the property management team in achieving operational goals.
- Conducts performance reviews and identifies development opportunities.
Technical Competencies
- Property Operations Management – Organizes daily operations of building maintenance, facilities, and security; implements procedures to ensure properties are in optimal condition.
- Inspection & Compliance – Schedules and conducts property inspections; checks for compliance with health, safety, and regulatory standards including the Strata Management Act 2013.
- Risk Management & Legal Compliance – Implements risk management strategies and clarifies legal obligations to prevent liabilities and ensure adherence to lease agreements.
- Complaint Resolution & Tenant Engagement – Solves resident and tenant issues promptly; expedites service recovery actions and supports a customer-first culture.
- Lease & Contract Management – Reviews lease/contract terms; guides teams on renewals and clarifies violations to maintain legal integrity and service standards.
- Financial Management & Collections – Prepares, evaluates, and reports on property budgets and expenditure; follows up on rent collections and implements strategies to drive payment performance.
Tools & Methodologies (Enhancing Execution & Productivity)
- Property Management Systems – Implements systems to support scheduling, inspection tracking, and tenant communication.
- Budgeting & Financial Reporting Tools – Reports on budget performance using digital tools such as Excel, BI dashboards, and accounting platforms.
- Compliance & Audit Tools – Reviews compliance checklists and ensures documentation aligns with internal standards and regulatory requirements.
- Operational Dashboards & Workflow Tools – Organizes and expedites task assignments, tracks outcomes, and supports follow-ups through digital platforms and SOPs.
Leadership & Operational Management (Driving Execution & Collaboration)
- Team Leadership & Development – Trains and motivates team members; delegates responsibilities clearly and supports individual growth for long-term capability building.
- Performance & Process Management – Evaluates team and operational performance regularly; implements strategies to improve service quality and efficiency.
- Collaborative Culture Building – Collaborates across internal departments and external vendors; fosters a culture of teamwork and knowledge sharing to achieve shared goals.
- Operational Execution & Delivery – Executes departmental plans, organizes workflows, and checks that all service standards are upheld consistently.

Requirements
- Educational Background: Diploma/Degree in Property Management, Building Management, Facilities Management, or a related field.
- Professional Experience: At least 3-5 years of experience in property management, with at least 2 years in a managerial role.
- Technical Skills: Strong understanding of property operations, budgeting, and regulatory compliance.
