We are seeking a skilled and meticulous Conveyancing Laywer with 3 to 4 years of relevant experience to manage a varied portfolio of conveyancing matters. You will be responsible for handling files from inception to completion with a high degree of professionalism.

Job Description

  1. Manage a full caseload of conveyancing transaction efficiently and effectively.
  2. Draft, review, vet and negotiate Sales and Purchase Agreement (SPA) for both primary project sales and secondary sub-sale transactions.
  3. Prepare and peruse legal documents for commercial and consumer loan facilities (e.g. facility agreements, security documents like charges, assignments).
  4. Conduct thorough due diligence, including pre-contract searches (e.g. land search, bankruptcy, caveat and strata title checks at the relevant Land Offices).
  5. Advise clients on the intricacies of the Housing Development Act (HDA) and other relevant regulations and compliance matters.
  6. Liaise with various stakeholders including developers, clients, financial institutions, real estate agents, government departments (e.g. Land Office, inland Revenue Board for stamping).
  7. Provide clear, timely and practical legal advice to clients, ensuring they are kept informed through the transaction process.
  8. Ensure all deadlines are met and files are compliant with firm policies and regulatory requirements.

Job Requirements

  1. A qualified lawyer who has been admitted to the Malaysia Bar with valid Practicing Certificate
  2. 3 to 4 years of solid, hands-on experience in all conveyancing works
  3. Demonstrable expertise in handling :-

    (a) developer project sales and sub-sale transaction

    (b) documentation for both commercial and consumer banking loans
  4. Proven ability to manage files independently and with minimal supervision
  5. strong knowledge of the National Land Code 1965, Housing Development Act and Strata Management Act
  6. Good command of English and Bahasa Malaysia, both written and verbal. Proficiency in Mandarin or other dialects is a strong advantage for client liaison
  7. Strong analytical, negotiation and problem-solving skills
  8. Meticulous attention to detail, highly organized and client-focused
