  • To supervise the performance of the maintenance services provider such as the security, cleaner, gardeners, swimming pool cleaners, etc. to ensure the work to be carried out in accordance with the duties as set in the agreement and review the service reports to be submitted for Building Manager's checks and further action if needed.
  • To respond promptly to the verbally or/and written complaints and Condo Master or similar system Issues raised by the Residents or/and JMB. The Building Executive should investigate and evaluate the complaints before taking further action including seeking advice from Building Manager to resolve the complaints.
  • Liaise with relevant governing authorities eg: rubbish disposal dept, TNB, PBA, IWK, COB if and when needed.
  • Manage Admin Executives to ensure that they carry out daily routines as per SOPs.
  • Maintain exemplary conduct and good rapport with residents.
  • Attend regular meetings with Building Manager and MCs.
  • Overseeing the maintenance of the building, mechanical and electrical installations, liaising with appointed maintenance contractors, and monitoring their regular visits and maintenance inspections as stipulated in the contractual obligations, etc.
  • Carrying out regular checks on the electrical installation and components to minimize power breakdowns (tripping incidents) unless due to TNB outage, accompanying maintenance technicians, and supervising all electrical maintenance or repair works undertaken by vendors/contractors. Serving as an active member of the building maintenance team and working closely with the MC to achieve the objective of enhancing and/or sustaining the building's image and brand as a prestigious highend building.
  • To carry out the daily routine inspection of all the relevant components within the premises such as all the M&E services, plant rooms, common corridors, common usage rooms, swimming pools, other facilities and surrounding landscaped garden, etc. to ensure smooth running of all the relevant mechanism, cleanliness and safety of the premises.
  • To take immediate remedial action against any faulty M&E services, such as lift breakdowns, malfunction of swimming pool pumps and lights and coordinate the work with Technicians/Handyman.
  • To supervise the M&E services maintenance teams during their course of routine or remedial services on site to ensure efficiently, accuracy and quality of works carried out on site. Coordinate the supervision work with Technicians if needed.
  • Work with Building Manager to plan and conducts a preventive maintenance program; trains new personnel; maintains adequate levels of supplies; keeps records and prepare reports.
  • To attend on interfloor leakage cases.
  • To monitor the handyman work on daily basis.
  • Available oncall after normal office hours.

Requirements:

  • At least 3 Year(s) of working experience in the related field is required for this position.
  • Good leadership, Good planning and communication skills
  • Required Skill(s): MS Office, computer skill, presentation.
  • Preferably Manager specialized in Property or equivalent.

RM2, RM3,500.00 per month
