**KEY RESPONSIBILITIES AND ACCOUNTABILITIES**
Responsible for the property maintenance, assistance with capital projects & works conform to Company Engineering Standards and Local Government Legislation Participates in the overall Resort’s Management whilst maintaining a “hands on role”.

The Maintenance Manager will be required to conduct his duties in a courteous, safe and efficient manner, in accordance with the hotel’s policies and procedures, ensuring that a high level of service is maintained.

**DESCRIPTION OF WORK**
- To Review all security measures, procedures, equipment and methods at least every three months for protective and preventive purposes well as to maintain efficiently tight security control.
- Provide a professional, advisory and executive support service to the General Manager and to assist in meeting the strategic goals of the establishment.
- Supervise and control the Maintenance Request System.
- Control, initiate and undertake capital projects from design and pricing to construction and commissioning.
- Control and administer all Engineering contracts throughout the Hotel.
- Oversee the general cost control aspects of maintenance.
- Carry out regular inspections of plant and equipment and ensure that inspections required by Government authorities are conducted and documented.
- Carry out general room inspections and preventative maintenance inspections.
- Source quotations and supervise Contractors on site.
- Control and supervise the Fire Protection Preventative Maintenance Program.
- Check all Fire and Engineering safety features to ensure same is operate-able at peak efficiency.
- Ensure proper records are kept relating to all plant and equipment in the Hotel.
- Ensure proper measures are taken to protect the environment and ensure that the hotel/resort adhere strictly to it.
- Institute systems to save energy and resources.
- Implement energy management systems to minimize wastage and costs.
- Implement cost effective Preventative Maintenance Programs.
- Supervise the daily operation and maintenance of building, electrical and mechanical services, water features, fixtures, furnishings and equipment.
- Liaise and supervise all Contractors on site and ensure appropriate standards are met.
- Carry out all emergency repairs to all technical equipment, general fitting, welding and machining.
- Maintain and audit all workshop tools and equipment for the running of workshop’s trades and functions.
- Ensure that workshops have adequate stock and materials in Stores and that all workshops are kept in a clean and safe environment.
- Oversee expenses are in line with departmental budgeting, capital plan and projects.
- Participate in the preparation of the Strategic Business and Operating Plans.
- Prepare monthly outlook/forecast reports.
- Conduct development and performance reviews, identifying key personnel for further development and structured career pathing.
- Implement and maintain training systems to ensure that ambassadors have the necessary framework and skills to perform their job efficiently and effectively.
- Prepare work schedules and annual leave schedules within budget, business expectations and guidelines of the appropriate industrial legislation.
- Ensure compliance with legislated health and safety requirements within the workplace.
- Align working style, working practices and conduct with RIYAZ Hotels & Resorts' Vision, Corporate Values and Policies. To comply with The Code of Conduct at all times.
- Be well versed and knowledgeable of Fire and Evacuation procedures as well as health and safety requirements in the workplace.
- Coordination of all aspects of the departments operation to ensure that the services of the Department are delivered to guests or internal customers with the aim of exceeding guest expectations and in accordance with Brand Standards and Procedures.
- Uphold the SNAP Service Culture by demonstrating the Service Standards at all times to guests and fellow ambassadors.
- Personally ensure compliance with all relevant Workplace Health & Safety and Occupational Health & Safety legislation, and related RIYAZ Hotels & Resorts and Company Policies.
