Overall Accountability : Define and execute the strategy for the mall, in line with the latest mall management experience, coordinate and manage overall shopping mall business including operations, profitability, team management, tenant management, security, fit-out, contractor services and marketing and promotional activities. Develop contacts, and acts as key liaison between the operations group and Shopping Mall stakeholders. Overall Responsibilities : 1. Main Duties 1.1 Manage overall shopping mall function including areas of property management, mall facilities and services, tenant management, fit out, leasing support and marketing & promotions. 1.2 Manage mall team to oversee daily operations, all contract staff works including maintenance, security, housekeeping, mall administration and customer service. 1.3 Ensure mall operating policies and procedures including occupational health & safety standards are duly followed by the tenants, service providers and contractors. 1.4 Prepare annual operating budget for shopping mall to be reviewed and approved by higher management. Ensure business functioning within budgeted costs and above targeted revenues. 1.5 To manage and oversee marketing of malls, including exploring new clients, to source and to attract potential retail tenants. 1.6 Engage with customers through customer survey/focus group projects to identify ongoing needs in terms of products and services. 1.7 Perform periodic mall audits, customer surveys, trade area analysis to maintain current understanding of customer shopping habits, change in preferences, etc. 1.8 Handle conflicts/dispute situation amongst tenants, customers, mall visitors in a smooth manner avoiding disruption to mall activity and upholding company reputation. 1.9 Ensure professional development for mall team delivering high performance. Develop plans and formulate short and long term strategic directions of the mall. 1.10 Ensure overall safety and pleasant shopping environment for customers and thriving business ambiance for retail tenants. 2. General To ensure the functionality of all related tasks encompass housekeeping, security, landscape, fit-out logistics and leasing to be at its optimal level, aside to developing maintenance procedures, preventive maintenance process and strategic planning to generate an equitable stream of revenues.
