**Main Duties and Responsibilities**
- Monitoring petty cash and the balance to be accurate, tally with the log book/ record. At all the time the petty cash money must be keep by BM/BE.
- To bank in daily collection especially cash collection on daily basis (the next day).
- To assist and advice the Joint Management Body (JMB) or Management Corporation (MC) from Managing Agent’s (MA) point of view on all matters relating to the administration of the estate (sites) with regards to the Strata Act 757 (hereinafter refer to as the “Act”).
- To ensure compliance to the requirement of the said Act.
- To uphold the by-laws (House Rules & Regulations) of each estate and make necessary recommendations to the JMB or MC on improvements for the betterment of the sites and at the same time communicating with parcel owner’s, residents and tenants respectively.
- To ensure that the JMB or MC are well informed on all administrative, accounting or maintenance related matters of the estate and update on any changes of regulations thereto.
- To suggest and make relevant recommendations to JMB or MC for improvement of the common facilities within the estate.
- Source out insurance coverage against fire, third party liability and other risks coverage suitable for the estate for JMB or MC consideration.
- To arrange all JMB or MC meeting starting from issuance of notice, attendance listing and preparing the minute of meeting. Frequency of such meeting shall be determined by the JMB or MC of each site.
- Prepare and thereafter convene and conduct the Annual General Meeting (AGM) or the Extra-Ordinary General Meeting (EGM) within the stipulated period as required under the Act and/or as directed by JMB or MC.
- Attend promptly to all correspondences, statutory notifications, enquiries, complaint, grievances etc. on behalf of JMB or MC and keep them posted at all times.
- Ensure all related government licenses, certificates or approvals are valid including statutory inspection certificates in respect of lifts, firefighting equipment, generators etc. To make necessary arrangement before expiration of the above to maintain validity of all licenses and certificate at all times.
- Liaise with contractors, solicitors, auditors, utilities providers and relevant government authorities i.e. COB, TNB, SAJ, TM etc.
- Monitor the performance of service providers i.e. security, cleaning, landscaper etc. as per the terms and conditions stipulated in the Letter of Award issued to them respectively.
- Ensure that all applicable laws and regulations, house rules or by-law stated in the Act are complied with.
- Maintain an updated Strata Roll Record (if any) including but not limiting to updating each and every entry of a transfer of sale of a lot correctly.
- Ensuring that all documents, records, architectural, structural and M&E drawings are properly kept and maintained.
- Keeping and maintaining all statutory books as required by the Act.
- To liaised with appointed lawyers of JMB or MC before drafting of and preparation of all legal contracts or agreement.
- Ensure full confidentiality of all related sensitive JMB or MC and management office documents.
- Establish and oversees the implementation of procedures for emergencies situation such as fire, floods etc. and to coordinate a drill (if possible) with the related government agencies.
- To provide and submission of all necessary statistics and returns to the related government agencies or statutory board as required by the Act or upon request by the said authorities.
- Prepare the specification of items or job scopes for tenders or quotations for any upgrading works of the common area, purchasing of related items in relation to management office requirement in discharging duties, service providers related contract etc. as and when necessary or upon request by JMB or MC.
- To advise and assist JMB or MC in the selection of contractors, suppliers, service providers etc. If required, to source for a third party consultants or specialists should such scope of work are beyond MA’s expertise and the fees shall be borne by JMB or MC accordingly.
- Provide monthly management report and present during monthly committee meeting.
- BM also needs to ensure and monitor security service provider duties and their performance.
- Perform all other duties and responsibilities as assigned by the management from time to time.

Monday - Saturday
Monday - Friday 9:00 AM - 5:30 PM
Saturday 9:00 AM - 1:00 PM
**Salary**: RM3,500.00 - RM4,000.00 per month
Schedule:
- Day shift
- Monday to Friday
