**JOB DESCRIPTION**
- Lead the Site Management Office team, overseeing maintenance and administration staff, conducting regular meetings, and ensuring compliance with statutory requirements. This includes maintaining fire insurance, JKKP and Suruhanjaya Tenaga licenses, Bomba certificates, payment of quit rent and assessment, conducting AGMs, and auditing accounts.
- Ensure timely billing of maintenance funds, late payment interest, and other expenses, and accurately record daily collections.
- Enforce house rules and legal covenants, comply with building and strata laws, and maintain maintenance checklists and schedules.
- Review and renew service provider contracts, settle utility bills promptly, and conduct due diligence on building systems and services.
- Maintain administrative systems, respond efficiently to owner and resident complaints, and foster good relationships with stakeholders.
- Keep owners and residents informed of relevant updates through notices and newsletters, enforce credit control measures, and submit monthly reports and annual budgets.
- Prepare planners for smooth operations and handle additional assignments as delegated by superiors.
**REQUIREMENTS**
- Experienced and good knowledge in building management or facilities management.
- Preferably with experience in high rise building
- Good communication skills especially in Mandarin will be advantage
Pay: RM8,000.00 - RM10,000.00 per month
