Duties & Responsibilities:

BUILDING & FACILITIES MANAGEMENT

  • Oversee daily building operations including housekeeping, security and maintenance services
  • Receive, log and monitor maintenance requests from residents and tenants; coordinate timely resolution with contractor, service provider, etc
  • Conduct regular inspections of facilities, rooms public areas and leased units to ensure safety, cleanliness and functionality
  • Implement preventive maintenance schedules for M&E systems, fire protection, plumbing and other essential services
  • Monitor compliance with statutory and safety requirements, escalation issues when necessary
  • Coordinate preventive and corrective maintenance schedules with contractors and vendors
  • Preparation of payment approval of maintenance & service charges, quit rent, assessment, utilities bill, etc

TENANCY MANAGEMENT

  • Manage tenant relations by addressing feedback, complaints and service requests promptly
  • Manage tenancy admissions, renewals and terminations (check-in & check out)
  • Coordinate tenant handover and fit-out processes for leased premises
  • Ensure compliance tenancy agreements, house rules, and building by-laws

VENDOR & CONTRACTOR MANAGEMENT

  • Source, appoint, and manage service providers and contractors to ensure quality service delivery
  • Monitor service level agreements (SLAs) and vendor performance
  • Obtain quotations, evaluate proposals, and recommend cost-effective solutions
  • Preparation of vendor & contractor management payment approval

WARDEN

  • Serve as Warden on Duty as per roster / management's instruction
  • Monitor tenant welfare, safety and security during assigned duty hours
  • Respond promptly to emergencies, incidents and disciplinary matters
  • Provide support to tenant outside normal office hours
  • Escalate critical issues to management with proper follow-up actions

OTHERS

  • Perform ad hoc task

Requirement:

  • Minimum 2-3 years of working experience in credit control, collections, or accounts receivable; experience in property management or leasing is an advantage.
  • Diploma or Degree in Accounting, Finance, Business Administration, or related field
  • Proficiency in credit control practices, debt recovery processes, and tenant account management
  • Strong analytical, negotiation, and problem-solving skills
