1. To manage new leases, contract amendments, renewals and terminations including;

  • Letter of Offer
  • Tenancy Agreement
  • Deposits
  • Insurance
  • Extra Storage
  • External Signage
  • Map out all possible expansions;
  • To ensure all leasing matters are executed and carried out smoothly;
  • Ensure all documentation, payment submissions are always completed within the set time frame
  • Monitor lease expiry and termination of leases
  • Knowledge of lease terms and tenancy policies
  • Liaise closely with internal support department at HQ and external parties including mall management, vendors, insurers and solicitors;
  • Attend to mall management meeting for renewals, negotiations and approvals
  • Establish and maintain good landlordtenant relationship
  • Liaise closely with interdepartment on matters pertaining to rentals and deposit payment, fit out and operations
  • Liaise with external parties on Contracts/Agreements, Installations, Invoices and other correspondence
  • Business Development;
  • Identify and evaluate potential business opportunities in various malls
  • Conduct site visits and market research for new mall developments and lease renewals
  • Track all malls and analyze their potential for business expansion
  • Analyse Profit & Loss;
  • Developing the Specialty Leasing budget and business plan and establish objectives as required
  • Research and report to Management on competitive Leasing and Specialty leasing trends in the industry and within the geographical and catchment areas of the mall
  • Perform Profit & Loss for analysis

Job Requirements:

  • Bachelor's degree in Business Administration, Real Estate, or related field
  • Proven experience in lease management and business development within the fashion retail sector
  • Strong negotiation and communication skills
  • Excellent organizational and analytical abilities
  • Familiarity with financial analysis and budgeting
