Rent Collection: Implement a streamlined rent collection process. Issue rent reminders and follow up on overdue payments. Handle payment processing and ensure accurate record-keeping.
- Maintenance Coordination: Receive and log maintenance requests from tenants promptly. Coordinate repairs and maintenance tasks with qualified vendors and contractors upon request by Tenants.
- Repairs and/or Technical Works: Upon request by Tenants, to prepare specifications, call for quotations and/or submit report to and obtain the approval of the Client and/or supervise the works in respect of any renovation or repair or maintenance work of the Property. In the event that the services of professional consultants are required for such works, to propose the same to the Client for approval and thereafter to assist such consultants in the carrying out and implementation of such works.
- Tenant Communication: Serve as the primary point of contact for tenant inquiries and concerns. Provide timely responses to maintenance requests, inquiries, and complaints. Disseminate important announcements and updates regarding the property.
- Tenancy Renewals and Terminations: Initiate tenancy renewal discussions with existing tenants in a timely manner. Prepare tenancy renewal agreements and negotiate terms as needed.
- Facilitate smooth transitions for tenants vacating the property, including conducting move-out inspections and handling deposit refunds (where applicable).
- Financial Reporting: Maintain accurate records of rental income, expenses, and financial transactions. Prepare monthly or quarterly financial reports for property owners.
- Outgoing Payments: To facilitate outgoing payments to vendors, suppliers, local authorities, and the joint management body.
- Tenant Relations: Foster positive relationships with tenants through regular communication and responsiveness. Address tenant concerns and grievances promptly and professionally.

**Technical Skills**
- IT savvy and comfortable with technology (Windows, Ms Office)
- Knowledge in **Strata Management Act (ACT 757) is a must**

**Job Types**: Full-time, Contract
Contract length: 6 months

**Salary**: RM3,000.00 - RM3,500.00 per month
