Assistant Leasing Manager

1.0 Leasing Management
i. Support the HOD in planning and implementing tenancy mix in the retail mall.
ii Identify and short list suitable tenants and retail concepts for the mall according to
budget rental
iii. Initiate discussion with potential tenants, negotiate the lease and finalize rental and
other T&C with HOD and get approval.
iv. Advertising space rental and renewal according to approve budget
v. To ensure that tenants adhere to the Lease term.
vi. To review Tenancy Agreement before tenant signing.
vii. Follow up through execution till the opening of store including follow up on signed
Letter Offer, collection of deposit, assisting Operation Team on preliminary process
before handover lot (drawing submission / approval, work permit, public liability
insurance, collection of electric and water usage during renovation), renovation and
tenants’ opening.
viii. Update the HOD / SGM on the renovation update pic every week.
(Tenant Renovation Progress).
ix. Establish and maintain good landlord-tenant relationship. Resolve any tenant’s
concerns and issues soonest possible in interest of betterment of the mall.
x. Liaise closely with internal department on matters pertaining to the Tenancy
Agreement, Deposit and rental collection, fit out, operations as well as monitor tenant’s
sales and overall performance.
xi. To work closely and brainstorm with A&P team on activity to enhance tenant’s sales
and collaborate with tenant on events.
xii. To handle tenancy renewal including negotiation, renewal and handling over of units
and to make sure increment is align with Management directions.
xiii. To conduct market survey on positioning, rentals, and tenant mix.
xiv. Assisting tenant and Operation team on hand back lot.
xv. Drive occupancy of shop lots and promotion area-lettable area.
xvi. Planning and executing strategies to enhance the revenue and potential earnings of
the Mall.
xvii. Planning and maintaining tenancy mix in the Mall in a medium/long term plan.
xviii. Attend to walk in potential tenants (customer/prospect).
xix. Prepare & review tenant listing report for renewal.
xx. To clear contra and refund deposit of tenant.
xxi. Liaise with Facilities Team on any inquiry by new Tenant or existing tenants.
xxii. To assist in leasing for 3 central KipMalls.
2.0 Documentation /Reports Submission.
i. Tenants listing report.
ii. Occupancy report
iii. GTO report
iv. Prepare budget rental vs. actual rental
3.0 Others:
i. Any tasks assigned by SGM
ii. Daily work progress reporting to SGM
