Building Executive

We are currently seeking a highly motivated Building Executive to join our property management team. As a Building Executive, you will be responsible for overseeing the day-to-day operations and maintenance of an apartment building. You will ensure that the property is well-maintained, managed efficiently, and meets the needs of the occupants and stakeholders.
**Responsibilities**:
- Manage all aspects of the building, including but not limited to maintenance, repairs, security, and tenant relations.
- Develop and implement property management plans and strategies to optimize the property's performance and maximize occupancy rates.
- Coordinate with external contractors, suppliers, and vendors to ensure timely completion of maintenance and repair tasks.
- Conduct regular inspections of the property to identify and address any issues related to safety, cleanliness, and maintenance.
- Handle tenant inquiries, concerns, and complaints in a professional and timely manner.
- Maintain accurate records of financial transactions, budgeting, and expenses related to the property.
- Collaborate with other departments and stakeholders to ensure effective communication and coordination.
- Stay updated with industry trends, regulations, and best practices in property management.
- Attend and prepare reports for monthly meetings with JMB/MC committee meeting.
- Collect and track monthly maintenance and sinking fund fees from owners.
- Monitor and administrate all payments related to JMB's bank account (insurance, property taxes, 3rd party suppliers, administrative outgoings)
- Conduct AGM / EGM when required.
**Qualifications**:
- Bachelor's degree in a relevant field such as business administration, real estate, or property management.
- Strong knowledge of property management principles, practices, and regulations.
- Excellent communication, negotiation, and interpersonal skills.
- Strong organizational and problem-solving abilities.
- Proficient in using property management software and Microsoft Office Suite.
- Ability to work independently and handle multiple tasks simultaneously.
- Knowledge of local building codes and regulations is desirable.
**Working Hours**
Mon-Fri: 9am - 6pm
Saturday: 9am - 1pm
**Job Types**: Full-time, Permanent
**Salary**: RM2,500.00 - RM2,800.00 per month
