**Position Overview**:
To manage all tenancy-related activities for company by negotiating lease terms with landlords, securing competitive rental agreements, maintaining accurate and up-to-date lease documentation, and ensuring timely renewals and compliance. The role ensures that all outlets operate within the agreed tenancy terms while supporting the company’s rapid expansion through efficient leasing practices.

**Duties and Responsibilities**:
**1. Tenancy Coordination**
- Coordinate the entire leasing process from LOI (Letter of Intent) to lease execution.
- Liaise with internal departments (legal, finance, operations, design & build) to ensure lease terms align with business needs.
- Prepare and maintain documentation including lease agreements, amendments, and renewals.

**2. Landlord & Stakeholder Management**
- Build and maintain strong relationships with property owners, district & local council and real estate agents.
- Act as the main point of contact for all tenancy-related inquiries and issues.

**3. Lease Administration**
- Maintain accurate lease records and ensure timely renewals, rent payments, and compliance with lease obligations.
- Monitor lease expiry dates, rental escalations, and termination clauses.

**4. Reporting & Analysis**
- Provide regular reports on leasing status, rental costs, and expansion pipeline.
- Analyze rental trends, market rates, and property performance to support strategic decisions.

**Qualifications**:

- Diploma/Bachelor's degree in Business Administration, Real Estate, Marketing, or related field preferred
- Minimum 2-3 years experience in leasing, preferably in F&B, retail, or franchise industries
- Ability to work under pressure and tight deadlines
- Strong negotiation and communication skills
- Proficiency in MS Office and leasing/property management software
- Ability to work independently and meet leasing targets.
- Knowledge of property laws, leasing regulations, and fair housing rules

- **Familiarity with real estate market trends** - to support strategic site selection and rental decisions
- **Proficiency in lease administration tools or spreadsheets** - to track renewals, escalations, and documentation
- **Ability to work under pressure** - especially during high-volume expansion periods

**Job Types**: Full-time, Permanent

Pay: Up to RM3,500.00 per month
