Complex Manager

Meet regularly with property owners or investors to determine priorities of improvement
- Regularly inspect property for needed improvements and upkeep
- Prioritize and schedule repairs and maintenance
- Create staff schedules for workweek and night coverage Supervise and lead all maintenance processes and operations.
- Source, hire and train helpers and maintenance staff
- Track all material and tool expenses
- Maintain a well-groomed and clean building appearance at all times
- Utilize approved outside contractors for larger jobs
- Create and implement maintenance procedures.
- Conduct regular inspections of the facilities to detect and resolve problems.
- Plan and manage all repair and installation activities.
- Ensure all department workers adhere to the safety policies and procedures.
- Assign repair schedules and evaluate repair cost estimates.
- Document and prepare daily progress reports and maintenance logs.
- Oversee equipment stock and place orders for new supplies when necessary.
- Scheduling and overseeing all maintenance-related work by managing a team of maintenance technicians and supervisors
- Ensuring that all maintenance operations are done in accordance with company policy and OSHA guidelines
- Ensuring the facility satisfies all industry regulations
- Managing budgets
- Forecasting, ordering, and price negotiation for spare parts inventory
- Developing and implementing a (proactive) maintenance program
- Management of all performance of each maintenance team member at all time
- Coordinating the completion of complex repairs
- Hiring subcontractors for specialized maintenance work
- Looking for new ways/tools/assets to improve productivity and cut costs
- Drafting maintenance reports
**Requirements**:
- Bachelor’s degree in Business Administration, Facility Management or similar field.
- At least 5 years’ experience in maintenance work environment of complex or building.
- Previous managerial experience is a bonus.
- Good understanding of the technical features of plumbing, carpentry, and electrical systems.
- Applicant must be willing to work in Melaka.
