**PROJECT EXECUTIVE (PROPERTY DEVELOPMENT)**
**Job Overview**:
As a Project Executive, your role will be pivotal to coordinate with superior or manager, consultants, authorities, construction team and internal departments to streamline project execution and ensure timely delivery.
**Qualifications**:
At least a Diploma or Degree on Civil & Structural Engineering, Architecture or other related discipline.
**Experience**:
Minimum 2 to 3 years of experience in property development, construction or consultancy company.
**Job Requirement**:
- Performing research and study to source for new business opportunities / land banks for the Company.
- Analyze new product trends and current market needs for future projects.
- Assist to prepare management reports, feasibility studies and business proposals.
- Liaising with authorities such as land office and local authorities on land matters and developments.
- Collaborate with consultants, architects, and internal teams (Project & Marketing Department) in the design and planning stage of new developments.
- To assist Project Manager and Superintendent, where applicable, in the day to day duties of the project's administration.
- To work closely under the direction of the Project Manager/ Assistant Project Manager.
- To assist in plan and specification analysis in order to provide clear, tractable and coordinated interpretations of the designs/drawings for construction
- To check and recommend solutions to the design documents problems, including conflicts, interferences, discrepancies, and errors/omissions.
- Maintain and update the Shop Drawing Log, review Shop Drawings and submittals.
- To liaise with all the consultants in expediting drawings and related information.
- To monitor field work, including contract work, to ensure compliance with company standards & requirements, procedures, specifications and codes.
- To monitor project costs and schedule performance including proceeding project cost and schedule control when needed.
- To coordinate submittals and procure all close-out documents including warranties and Operating and Maintenance Manuals.
- Ensure completion of final project documentations.
- To liaise with consultants, internal departments authorities and contractors in terms of scheduling, designing, budgeting, quality control approval and progress claim certifications.
- To coordinate and control all the architectural, mechanical, electrical, civil and structural construction works on site.
- To plan, schedule, implement and monitor the project assigned.
- To ensure projects are executed according to the specifications, schedules and safety requirements.
- To co-ordinate and monitor work performance of workers, sub-contractors and suppliers to ensure quality and completion of project to meet client's requirement and satisfaction.
- To implement all relevant policies, procedures and work instructions as so defined in the Company Quality Management System.
- Any other duties as and when assigned from time to time by the superior/management.
**Technical Skills**:
- Proficiency in MS Office and project management software and tools i.e Microsoft Project and AutoCAD, any 3D software proficient an advantage.
- Good interpersonal, problem-solving and communication skills.
- Self-motivated and able to take responsibility.
- Able to demonstrate initiative and a proactive approach to daily tasks.
- A team player and at the same time able to work independently in a fast-paced environment.
- Knowledge in coordinating and monitoring of site works in accordance with ISO requirements and contractual specifications.
- Strong organizational skills to manage documentation and approval processes effectively.
- Excellent communication skills to collaborate with cross-functional teams and external stakeholders.
- Detail-oriented mindset to ensure compliance with authorities' requirements.
- Problem-solving abilities to address challenges in project documentation and approvals.
- Proficiency in relevant software for documentation management.
