Job Responsibilities

1. Project Financing & Treasury

  • Assist in structuring and securing bridging loans and term loans for property development projects, ensuring timely financing availability to support project milestones.
  • Oversee and manage the cash flow and financial progress of ongoing projects, tracking disbursements, progressive billings, and stakeholder accounts to guarantee adequate working capital throughout the project lifecycle.
  • Strategically manage surplus funds by evaluating and placing them in approved investments to maximize returns, while maintaining compliance with corporate treasury policies.
  • Work with internal stakeholders to monitor and report on cash flow projections, ensuring that financial resources are appropriately allocated across projects.
  • Liaise with banks regarding project account requirements, trust accounts, loan covenants, and ensure compliance with financial documentation and contractual obligations.
  • Collaborate with legal and banking teams to review and negotiate terms for financing arrangements, ensuring favorable terms and managing associated risks

2. Banking & Financing

  • Cultivate and maintain strong relationships with banks, financial institutions, and relevant regulatory bodies, including Bank Negara Malaysia (BNM), Bursa Malaysia, and the Securities Commission (SC).
  • Assist in the negotiation of financing facilities, loan renewals, and optimizing banking terms, ensuring the company's financial strategy aligns with business objectives.
  • Coordinate with external parties to ensure smooth execution of bank guarantees, letters of credit, and other trade financing arrangements.
  • Monitor compliance with financial covenants and ensure timely reporting to both internal management and regulatory bodies.
  • Advise senior management on key treasury issues, including cash management, risk mitigation strategies, and liquidity planning

3. Financial Reporting & Compliance

  • Prepare monthly, quarterly, and annual financial statements in line with MFRSs
  • Presentation of financial results inclusive both sales and construction progress to management
  • Oversee and track project and sales budgets to ensure alignment with company targets

Job Requirements

  • Education: Bachelor's Degree in Accounting, Finance, or a related field. Professional qualifications such as ACCA, CPA, CIMA, or MICPA are highly preferred.
  • Experience: Minimum 2-3 years of relevant finance/accounting experience, preferably in the property development or construction industries. Experience with project financing, loan management, and treasury operations is essential.
  • Technical Skills:

o   Proficient in accounting/ERP systems (e.g., IFCA, SAP) and advanced MS Excel skills (e.g., financial modeling, data analysis).

o   Solid understanding of financial regulations, banking processes, and corporate governance.

  • Competencies:

o   Strong analytical, problem-solving, and organizational skills with a keen attention to detail.

o   Highly proactive and deadline-driven with the ability to manage multiple tasks simultaneously in a fast-paced environment.

o   Excellent communication skills, with the ability to liaise effectively with both internal teams and external financial institutions.

o   Strong interpersonal skills with a collaborative approach, while also being able to work independently and take initiative.
