Job Description:

Strategic Leasing Planning & Execution

  • Conduct in-depth market research and competitive analysis to identify trends, opportunities, and risks.
  • Develop and implement the project's leasing strategy, including pricing, incentives, and unit mix recommendations based on market analysis.
  • Lead, train, and motivate the leasing team, setting clear performance targets and fostering a high-performance culture.
  • Analyze portfolio performance metrics (occupancy, rental rates, tenant retention, NOI) to inform strategic decisions.
  • Utilize financial modeling to project the financial impact of leasing strategies, including cash flow, ROI, and net effective rent.
  • Collaborate with asset management, finance to align leasing strategy with overall business objectives.
  • Maintain a deep understanding of the competitive landscape and provide regular market intelligence reports to senior management.
  • Achieve or exceed all pre-leasing, occupancy, and revenue goals.
  • Manage the entire leasing process from initial inquiry and tour to application, negotiation, and execution of lease/sale agreements.

Strategic Marketing Planning & Execution

  • Develop and own the annual and quarterly Integrated Marketing Strategy and Plan, aligning with overall business goals (e.g., revenue, customer acquisition, tenant business performance).
  • Conduct comprehensive market research, competitive analysis, and customer segmentation to identify growth opportunities and inform strategic direction.
  • Lead the situational analysis (SWOT) and define the marketing mission, objectives, and key performance indicators (KPIs).
  • Manage the marketing budget, allocating resources strategically across channels and initiatives for maximum ROI.

Job Requirements:

  • Bachelor's degree in Marketing, Business, Communications, or a related field.
  • Minimum of 5-8 years of experience in leasing and marketing, with a good proven track record.
  • At least 3 years of experience in a leadership or management role, directly supervising a sales or leasing team.
  • Deep understanding of real estate market dynamics, leasing laws/regulations, and residential leasing guidelines.
