1. Comply with Strata Management Act, any applicable laws in Malaysia and MPII House Rules.
2. Supervise the technician & admin personnel and ensure they perform as Council’s expectation.
3. Keep track of all staff’s attendance, annual leave, medical leave, petty cash claims, etc
4. Responsible for the efficient running of the day-to-day operation and administration of the management office, including managing and overseeing the housekeeping works, repair and maintenance works and supervise the security services.
5. Ensure all documents are kept properly and easy for retrieval for authority’s audit or Council’s use.
6. Ensure that unit owner/tenant servicing contractor perform the servicing and repair work in accordance with management requirement.
7. Coordinate and manage external vendor/contractors performing maintenance and repair.
8. Co-ordinate, supervise and ensure all maintenance works are carried out according to specification and within approved budget.
9. Provide monthly budgetary control for management reviews.
10. Attend owner's complaints tactfully and take appropriate rectification actions according to applicable laws, procedures / House Rules.
11. Monitor the billings and collections of the maintenance charges and sinking fund.
12. Prepare minutes of meeting and reports which are related to finance and maintenance matters.
13. Ensure the fire protection, building maintenance, plumbing, lighting, lift and electrical system in good working order at all times and highlight to the Management Council and the panel service provider should there be any faulty condition when necessary.
14. Source for work quotations and negotiate the cost.
15. Ensure all contractors are performing as per their contracts.
16. Maintain all water pumps and genset in proper working order.
17. Ensure the building premises, electrical riser’s room, low voltage room and genset rooms are always kept in good and clean condition.
18. Liaise with local authorities and government regulatory agencies: BOMBA, Tenaga Nasional Berhad, Syabas, Telekom, Indah Water and etc.
19. Maintain high level of confidentiality pertaining to all documents and matters of Management’s internal discussion or any kind of meeting.
20. Update Council for any emergency and solve it immediately.
21. Collect all incoming mails from the management’s letter box and attend to the matters accordingly.
22. Ensure the management office is always open with the availability of at least 1 staff during working hour.
23. Draft and prepare notice when necessary.
24. Ensure daily collection is carried out accurately and verify the daily report.
25. Ad hoc assignment related to the maintenance of the common property of MPII when required by the Council.
Pay: RM3,000.00 - RM3,500.00 per month
