**The Role**:
**Proposition**
The Real Estate (RE) Hard Services Manager is responsible for the delivery of preventive maintenance services and overall building systems reliability of the facility within the real estate scope including space planning and management in collaboration with the IFM partner/contractor and other external suppliers and the building landlord/lessor. The role also plays a vital role in Health, Security and Environment (HSE) plan execution as well as in-scope environmental compliance reporting and activities, to include key areas in the Shell Safety Refresh such as Frontline Work Execution and Life Saving Rules (LSR) roll-out, and on energy efficiency and Net Zero Emission initiatives. The role regularly connects and maintains a working relationship with several networks in the centre and relevant RE teams globally while acting also as a key player in the use of basic real estate tools in Facilities Management operations. The RE Hard Services Manager also has a key role in the implementation of the Business Continuity Plan when required.

RE Hard Services Manager for SBO-KL, and the key dimensions are as follows:
- 2700 staff and around 500 contractors; No of Floors: 4 and Basement floors: 3
- 3 cafeteria operations, 1 Wellness Hub, 1 Fitness Centre and energy hub
- No direct reports but working with IFM partner: 6+ Integrated Facilities Management (IFM) hard services on-site team including technicians and project engineer
- Budget management: Annual budget/Opex for FM Hard Services to deliver projects timely, with quality and within budget
- Key Stakeholders: SBO General Manager, SBO HR Manager, SBOKL RE facilities manager, local Common Infrastructure Management (CIM) Leadership Team, RE and local CIM teams, local Shell Health, IT-On-Site-Support team, Workspace Networks, local Return To Site (RTS) Working Team, SBO-KL Business Continuity Response Team (BCRT), IFM contractor, Hard Services external contractors, Landlord and landlord building management

- The RE Hard Services Manager role in the RE function designed to be the single point of accountability and lead the delivery of hard services activities. Is responsible to create additional value on: Goal Zero, no harm no leaks; cost and capital efficiency; functional discipline and professionalism; right people and competent suppliers; continuous improvement.
- The RE Hard Services Manager ensures that the Hard Services activities are performed safely. Overseeing all building services activities in line with the overall FM site plan.
- Responsible for the delivery of hard services on-site such as planned preventive maintenance (PPM), reactive maintenance (RM) activities, deliver space and implementation of new office standards, environmental compliance activities including regular reporting required by local regulatory authorities.
- Prepare and implement site plans for sustainable development improvements, waste reduction, energy management and CO2 reduction.
- Prepare and execute the plan on the asset integrity cycle and to include in the 5 year plan to sustain a safe and reliable building for occupants.
- Supports the RE Services Manager in the implementation of the RE workplace accessibility program on site.
