We are seeking a dynamic and results-driven
Sales Manager
to lead our property sales operations across Peninsular Malaysia. This role offers significant authority and responsibility in shaping sales strategies, managing agency relationships, and driving revenue growth. Key Responsibilities

Job Authority

  • Set and approve sales targets for property agents and in-house sales teams.
  • Negotiate and propose client discounts within company guidelines.
  • Recommend recruitment or termination of property agencies and sales personnel.
  • Approve marketing initiatives related to sales campaigns.

Sales Targets & Planning

  • Develop comprehensive sales strategies and project-specific budgets to achieve revenue objectives.
  • Monitor and report sales performance, providing accurate forecasts to senior management.
  • Conduct market and competitor analysis to refine pricing strategies.
  • Ensure compliance with company policies and governance standards.
  • Conduct postmortem reviews of sales campaigns and marketing activities, preparing improvement action plans.

Agency Relationship Management

  • Build and maintain strong partnerships with property agencies and registered real estate agents (REAs).
  • Define clear performance targets and track agency achievements.
  • Organize training programs to equip agents with product, pricing, and financing knowledge.
  • Act as the primary liaison for agents, resolving challenges and facilitating deal closures.

Lead Generation & Business Development

  • Drive innovative lead generation initiatives, including strategic events and partnerships.
  • Collaborate with Marketing to design and execute targeted campaigns, roadshows, and launch events.
  • Oversee CRM systems to track leads, conversion rates, and sales cycle efficiency.

Project Site Support (Travel Required)

  • Provide on-site support for project launches, agency activities, and promotional events.
  • Manage sales offices and show units, ensuring optimal customer experience.
  • Assist in closing high-value transactions with key clients.
  • Coordinate with Marketing, Finance, and Construction teams to ensure smooth project handovers.

Skills & Qualifications

  • Minimum 5 years of proven experience in property sales, real estate, or related industries.
  • Prior experience managing sales teams or external agency networks preferred.
  • Strong knowledge of real estate market dynamics, pricing strategies, and competitor analysis.
  • Excellent negotiation, communication, and presentation skills.
  • Creative mindset with innovative lead generation strategies.
  • High business acumen with ability to align sales strategies to corporate objectives.
  • Results-driven, with a focus on exceeding sales targets.
  • Adaptable, resourceful, and able to thrive in a fast-paced environment.
  • Strong interpersonal skills to build and maintain relationships with clients, agents, and stakeholders.
  • Willingness to travel extensively across Peninsular Malaysia.
