Job Summary:

The
MEP Quantity Surveyor / Cost Estimator
specializing in
data center projects
is responsible for
high-precision cost estimation, budget control, and commercial management
of
mission-critical MEP systems
. The role requires expertise in
hyperscale data centers, modular construction, and high-voltage systems
, ensuring projects meet
strict cost, time, and quality benchmarks
while mitigating risks associated with
redundancy, uptime, and energy efficiency
.

Key Responsibilities (Data Center-Specific):

1. Pre-Contract (Tendering & Estimation for Data Centers)

  • Review
    MEP tender documents
    with a focus on
    data center-specific requirements
    (Tier III/IV compliance, BMS, cooling redundancy, UPS systems, etc.).
  • Perform
    detailed quantity take-offs
    for
    critical systems
    :
  • Electrical
    : HV/LV distribution, backup generators, paralleling switchgear, PDUs.
  • Mechanical
    : Chilled water systems, CRAC/CRAH units, free cooling, containment.
  • Fire Protection
    : Pre-action systems, VESDA, gas suppression.
  • BMS & Security
    : EPMS, DCIM, access control.
  • Benchmark costs
    against industry standards (e.g., Uptime Institute, ASHRAE).
  • Collaborate with
    design teams
    to optimize
    modular construction
    and
    prefabrication
    cost efficiencies.

2. Post-Contract (Cost Control & Commercial Management)

  • Track costs
    against
    high-risk budget items
    (e.g., lead times for switchgear, copper prices).
  • Manage
    variations
    related to
    design changes, redundancy upgrades, or client-driven uptime requirements
    .
  • Negotiate with specialized subcontractors
    (e.g., EPMS vendors, commissioning agents).
  • Ensure
    cost reporting aligns with fast-track schedules
    (typical in data center projects).

3. Subcontract & Procurement (Data Center Focus)

  • Procure and manage
    specialist subcontractors
    for:
  • Critical power systems
    (2N redundancy, diesel rotary UPS).
  • Modular MEP solutions
    (skid-mounted chillers, prefab piping).
  • Evaluate
    long-lead items
    (transformers, generators) and
    price escalation risks
    .

4. Risk & Compliance

  • Identify risks linked to
    uptime SLAs, commissioning delays, and energy efficiency penalties
    .
  • Ensure compliance with
    data center standards
    (TIA-942, Uptime Institute, LEED).

Qualifications & Skills (Data Center-Specific):

  • Experience:
  • 3+ years in MEP QS/Estimation for data centers
    (hyperscale, colocation, or enterprise).
  • Familiarity with
    modular construction, prefabrication, and fast-track procurement
    .
  • Technical Skills:
  • Software
    : CostX, Navisworks (for clash detection),
    EPMS/DCIM cost tracking
    .
  • Standards
    : Knowledge of
    Tier Certification, PUE optimization, ASHRAE thermal guidelines
    .
  • Soft Skills:
  • Ability to work under
    24/7 project timelines
    (common in data centers).
  • Strong
    negotiation skills
    for
    high-value subcontracts
    .
  • Able to commit 5.5days per work week.
  • Working location on-site at Kempas Johor.
