**Responsibilities**:

- Establishes, assigns, and adjusts work methods and procedures to meet schedules using knowledge of capacities and capabilities of personnel and equipment.
- To ensure the smooth operation of Management Office, management, and maintenance of the company’s properties/branches in accordance with policies, procedures and standing orders set by the Company.
- Assist to prepare the annual budget (operational and capital expenditure) which includes the forecast that may be requested by the Management.
- Manage and administer the service contracts, and ensure that all works are duly carried out within the standard.
- Setting benchmarks for monitoring the performance of key contractors, including regular audits to ensure that expected standards are adhered to.
- Liaise closely with state, local, government authorities and statutory bodies such as the local council, TNB, Police, BOMBA, JKKP, etc. to assure that all applicable codes and regulations are adhered to on the premises as well as to obtain related licenses.
- To identify & report, whenever there are any potential operating problems for any maintenance work immediately without delay.
- Prepare the Bill of Quantity (BQ) / MEMO / Letter of Award (LOA) for any project/repair works that related to facility management scope.
- Prepare Schedule and monitor maintenance’s activities.
- Assist to plan, schedule, and coordinate all building’s maintenance programs and upgrading works.
- Perform any other related to the FM duties and activities as required from time to time.
- All the functions above are not comprehensive. Additional tasks may be added from time to time.

**Skill Requirements**:

- Minimum three (3) years of relevant experiences in facility/property management environment / project development / construction.
- Possess good command of both written and spoken in English and Bahasa Malaysia.
- Education - Must possess at least Diploma, Advanced/Higher/Executive Diploma, Bachelor’s Degree in one of engineering fields i.e. Electrical / Mechanical / Civil & Structural / Architectural / Building Surveyor.
- Computer literate with good report writing skills and good at MS Office.
- Possess strong people management and coaching abilities.
- Able to work independently, self-motivated and a good team player.
- Basic knowledge and experience in electrical (including motor control), mechanical, plumbing, civil & structural will be advantaged.
- Able to read schematics and work plans.
- Ability to work after hours, over weekends and on public holidays with short or no notice.
- Not afraid or not unfit to inspect in high places.

**Salary**: RM2,500.00 - RM3,973.00 per month
