Manager / Assistant Manager - Residential Development (Fast Hiring)

We are seeking a passionate and driven individual to join our **Residential Development team** under a renowned foreign property developer expanding its presence in Malaysia. The role offers exposure to both **business development** and **development management**, with a focus on high-quality residential projects through joint ventures with local partners.

**Key Responsibilities:Business Development**:

- Identify, evaluate, and recommend potential **residential development opportunities** (e.g., high-rise condos, serviced apartments, and landed homes).
- Build and maintain strong working relationships with local developers and strategic partners for **JV opportunities**.
- Conduct **market research and feasibility studies**, including pricing trends, supply-demand analysis, and competitor benchmarking.
- Perform **financial modelling** to assess project viability and investment returns.
- Assist in the **structuring of JV deals**, including due diligence, negotiations, documentation, and deal closing.
- Prepare detailed **investment proposals and presentation decks** for internal approvals.

**Development Management**:

- Act as a **liaison with JV partners**, monitoring the overall project lifecycle from planning to completion.
- Participate in discussions regarding **project design, planning approvals, cost control, marketing, and sales strategies**.
- Monitor project progress against key milestones, budgets, and timelines to ensure compliance with the business plan.
- Analyze and review **project financials**, including profit & loss (P&L), cash flow, and ROI to ensure targets are met.
- Support communication with internal stakeholders and external parties (consultants, contractors, government agencies) as needed.

**Requirements**:

- Bachelor’s Degree in **Real Estate, Project Management, Business, Finance, Architecture, or related field**.
- Minimum **5-8 years** of experience in residential real estate development, ideally with a developer, investment fund, or real estate advisory firm.
- Strong knowledge of **residential market dynamics**, local property regulations, and development processes.
- Solid skills in **market analysis, financial modelling**, and project coordination.
- Strong communication, negotiation, and interpersonal skills; ability to work in a **multicultural, collaborative environment**.
- Proactive, detail-oriented, and willing to learn beyond current areas of expertise.

**Job Type**: Permanent

Pay: RM7,000.00 - RM10,000.00 per month
