Key Responsibilities

Leasing:

  • Drive leasing strategies to achieve and exceed occupancy and rental revenue targets.
  • Proactively identify, source, and secure new tenants across all trade categories.
  • Manage renewals, re-negotiations, and tenant retention programs to maintain a healthy portfolio.
  • Conduct trade mix analysis to ensure alignment with market demand and mall positioning.
  • Negotiate and close leasing deals, ensuring compliance with company policies.
  • Build and maintain strong relationships with key tenants, brands, and real estate agencies.

Marketing & Promotions:

  • Plan and execute annual marketing & A&P strategies for the Southern Region malls to boost footfall, sales, and tenant performance.
  • Develop branding initiatives to strengthen the mall's image and visibility within the community.
  • Lead the coordination of promotional events, festive campaigns, and digital marketing initiatives.
  • Manage marketing budgets, monitor ROI, and recommend improvements.
  • Collaborate with internal teams (Leasing, Operations, Finance) to align marketing with overall business objectives.

Leadership & Reporting:

  • Lead and mentor leasing and marketing teams across the Southern Region.
  • Report regularly to COO/CEO on leasing pipeline, occupancy, rental achievements, and marketing results.
  • Provide insights on retail market trends, competitor analysis, and shopper behavior to guide management decisions.

Qualifications & Experience
  • Bachelor's Degree in Business, Marketing, Real Estate, or related field.
  • Minimum 8–10 years experience in retail property leasing and/or mall marketing, with at least 3–5 years in managerial capacity.
  • Strong track record in achieving leasing targets, tenant negotiations, and delivering marketing campaigns.
  • Knowledge of retail trends, consumer behaviour, and competitive retail landscape in Malaysia (especially Southern Region).
  • Excellent communication, negotiation, and presentation skills.
  • Strong leadership, team management, and interpersonal abilities.
  • Proficiency in Microsoft Office, leasing CRM systems, and digital marketing tools is an advantage.
