Business Development Executive

Job Summary:
The Business Development Executive (Leasing) is responsible for identifying, negotiating, and securing new leasing opportunities for Coffeebot's business units — including vending machine placements, café setups, small footprint outlets, and strategic retail locations. This role focuses on sourcing potential sites, managing relationships with landlords, building owners, mall operators, and developing commercial agreements that support business expansion.
Key Responsibilities:1. Leasing & Site Acquisition
- Identify and evaluate potential locations for vending machines, café kiosks, or retail operations.
- Conduct site surveys to assess foot traffic, visibility, utilities requirement, and business potential.
- Build and maintain strong relationships with landlords, building owners, developers, and property agents.
- Negotiate leasing terms, rental rates, tenancy deposits, and commercial conditions.
- Prepare proposals, business cases, and financial projections for new sites.
2. Commercial Negotiation & Agreement Management
- Work with the legal/admin team to prepare tenancy agreements, service agreements, and partnership contracts.
- Ensure all leasing documentation is complete, updated, and complies with company requirements.
- Coordinate agreement renewals, extensions, or termination when required.
- Support in reviewing contract terms to ensure profitability and risk minimization.
3. Market Research & Business Development
- Conduct market research to identify new development areas, malls, offices, industrial zones, hospitals, or high-traffic locations suitable for Coffeebot's business.
- Analyse competitors' activities and market rental trends.
- Recommend strategic expansion plans based on commercial viability.
- Explore new channels (e.g., coworking spaces, gyms, petrol stations, universities) for vending placement or café leasing.
4. Client Relationship Management
- Serve as the main liaison for landlords and property partners.
- Handle inquiries, negotiations, complaints, and follow-up items related to leasing.
- Build positive long-term relationships to secure more partnership opportunities.
5. Internal Coordination
- Coordinate with Operations, Technical, and Project teams for site readiness, installation, and launch.
- Work with Finance to assess rental impact, return on investment (ROI), and cost structure.
- Update the BD Manager on pipeline status, leads, negotiations, and newly secured locations.
6. Reporting & KPI Monitoring
- Prepare weekly and monthly leasing activity reports.
- Track leasing performance, rental costs, sales performance, and profitability of each secured location.
- Maintain leasing database including contracts, expiry dates, and renewal schedules.
Requirements:
- Diploma / Degree in Business, Marketing, Real Estate, Property Management, or related field.
- 1–3 years experience in leasing, business development, property, or retail expansion (fresh graduates with strong communication skills may be considered).
- Strong communication, negotiation, and presentation skills.
- Ability to conduct site visits and evaluate commercial potential.
- Fluent in English and Bahasa Malaysia (Mandarin is an added advantage).
- Must possess own transport and willing to travel.
