  • Enjoy flexible working opportunities and continuous professional development in a collaborative, inclusive workplace that values your input.
  • Work closely with senior leadership and cross-functional teams to deliver outstanding results, ensuring every property decision supports long-term business goals.

What You'll Do
As Property Management and Acquisition Director – Retail, you will play an instrumental role in steering the strategic direction of the company's real estate assets. Your day-to-day activities will involve collaborating with various departments to ensure each property supports operational needs while maximising value. You will be responsible for identifying new locations that offer significant potential for business growth as well as optimising current holdings through proactive management. Success in this role requires balancing commercial acumen with interpersonal sensitivity—nurturing relationships both internally and externally—and demonstrating sound judgement when navigating complex negotiations. Your ability to inspire your team and champion best practices will be crucial as you help shape a resilient property portfolio that underpins long-term organisational success.

  • Develop and implement comprehensive strategies for acquiring new retail properties that align with the organisation's growth objectives and market presence.
  • Oversee the end-to-end management of the existing property portfolio, ensuring optimal utilisation, maintenance, and compliance with regulatory requirements.
  • Lead negotiations for leases, purchases, renewals, and disposals, securing favourable terms that support commercial targets while maintaining positive relationships with landlords and agents.
  • Collaborate with internal stakeholders including operations, finance, legal, and construction teams to ensure seamless integration of new sites into the business.
  • Monitor market trends and conduct thorough site assessments to identify high-potential locations for expansion or consolidation.
  • Establish robust processes for due diligence, risk assessment, and financial analysis related to property transactions.
  • Drive continuous improvement initiatives within the property function to enhance efficiency, cost-effectiveness, and service quality.
  • Mentor and develop a dedicated team of property professionals, fostering a culture of collaboration, knowledge sharing, and professional growth.
  • Represent the organisation in external forums, building strong networks with industry partners, government agencies, and community stakeholders.
  • Prepare regular reports for senior management on portfolio performance, acquisition progress, and emerging opportunities or risks.

What You Bring
To excel as Property Management and Acquisition Director – Retail, you will bring substantial experience gained from managing large-scale portfolios within retail or related sectors. Your background should demonstrate not only technical proficiency but also an empathetic approach to stakeholder engagement—ensuring everyone feels heard throughout complex negotiations. You will have honed your analytical capabilities through years of evaluating sites against rigorous criteria while remaining sensitive to broader business objectives. Your leadership style should reflect a genuine commitment to developing others; supporting their growth through mentoring and open communication. The ideal candidate will thrive on collaboration—working seamlessly across functions—and possess deep knowledge of local real estate markets. Above all else, your integrity and dedication to fostering an inclusive environment will make you an invaluable asset.

  • Extensive experience in property management and acquisition within the retail sector or similar fast-moving consumer environments is essential for this role.
  • A proven track record of successfully negotiating leases, purchases, renewals, and disposals at scale is highly desirable.
  • Strong analytical skills with the ability to assess market trends, evaluate site potential, and conduct detailed financial modelling are required.
  • Excellent interpersonal skills are necessary for building trust-based relationships with landlords, agents, colleagues, and external partners alike.
  • Demonstrated leadership abilities in managing teams of property professionals while nurturing their development are important attributes.
  • Familiarity with local regulations governing commercial real estate transactions in Malaysia is expected from candidates applying for this position.
  • Outstanding communication skills—both written and verbal—are needed to present recommendations clearly to senior stakeholders.
  • A collaborative approach combined with flexibility in adapting strategies as market conditions evolve will set you apart in this role.
  • Experience working cross-functionally with finance, legal, construction or operations teams is advantageous for delivering integrated solutions.
  • Commitment to upholding ethical standards and promoting inclusivity within your team is valued by our client.
